Hello Rats!

I have made more progress on my goals in the last 6 months than I have in the last five years. I know it is because of this Cashflow Club. There's something about being around positive goal oriented people that feeds progress. Thank you! I wanted all of you to know what a difference you make for me and no doubt for one another.

Many of you have businesses and May's game may be a chance for your business to be in the Killeen Daily Hearald. Don Bolding is making a trip out to Fort Hood on his day off to check out the game and to meet all of you. The May game is in one week. Please RSVP if you plan to attend.

Don't forget your calculators and game boards :-)

Never stop learning,

4 New Players

April's Game was a good time as usual. We usually have one or two new players each game, but for April's game had 4 new players! Woohoo, Michael, Dionne, Susan, & George. George had back surgery a few days prior to the game! Welcome to the club guys, we look forward to many more games with you.

We had three games in play. The winners included Carlos, Natasha, and Dionne. Everyone got to pick something out of the prize box. Among some of the items chosen were, "Hidden Profits in Real Estate Options", Dragon:Naturally Speaking 9 (speech recognition software), and Rich Dad "Real Estate Riches" audiobook.

Peer Coaching

I have been thinking about implementing some sort of peer coaching into the group. Participation would be 100% voluntary. Here are my ideas please tell me what you think.

Option 1: pair up and share each other's goals and progress once a month. This will provide accountability as well as a cheerleader to kind of help move things along.

Option 2: Each person share one specific goal they want to accomplish and by when. Then we post these goals on the meetup message board. This will again provide accountability plus if anyone can help with a particular project then they can reply on the message board.

Option 3: both :-)

Book Swap

A while back I mentioned starting a library for the club. I'm still working on a "low tech" solution for both a digital library and an accessible list of what everyone has to share.

In the meantime, I thought it might be fun if everyone brought a book to the game and we just swap until the next game. Bring as many books as you want about anything. It doesn't have to be investor oriented, it can be about anything. Make sure to write your name in it so we can keep track of which book belongs to whom.

Real Estate Trivia

Jones purchased sixty acres of land near a city. He intended to subdivide it for sale as single-family residential lots and sell the lots for cash. Jones needs maximum financing to put in streets, curbs, gutters, sidewalks, etc. He wants to pass the cost of these to the lot purchasers in such a way that when title policies are issued to future lot owners, the policies will contain no references to assessment liens for the above stated purposes. Jones? best course for financing these needs will probably be:

A. Corporate stock.
B. Improvement bonds.
C. Real property sales contracts.
D. Interim loans from institutional lenders.

Answer 2 would result in assessment liens; answers 1 & 3 are not specifically financing means for such improvements; by elimination, the fourth answer is the best choice.

The correct answer is: D. Interim loans from institutional lenders.
